The train tracks on which Amtrak Cascades trains run in Washington and Oregon are primarily owned by BNSF Railway and Union Pacific, the blog post noted. “These railroad companies control all train movements in this region and therefore the potential strike of their workers will affect Amtrak Cascades trains. Our trains cannot operate without the BNSF and Union Pacific dispatchers.”
As a precautionary measure, WSDOT said, “Amtrak has secured buses for Thursday, Sept. 15, that will transport Amtrak Cascades passengers if necessary, ensuring train passengers are not stranded mid-trip. However, if a strike occurs, it will result in complete service disruptions starting on Friday, Sept. 16, and there are no buses available this weekend to provide alternative transportation options. Ticketed customers are being notified of the potential situation and Amtrak is offering to change their reservation to another travel date, waive any difference in fare for departures through Oct. 31 or provide a full refund without cancellation fees.”
In addition, Amtrak has already suspended service on its two long-distance trains out of Portland and Seattle – the Empire Builder that travels to Chicago and the Coast Starlight that travels to Los Angeles. “These adjustments were necessary to ensure trains can reach their terminals before freight railroad service interruption if a resolution in negotiations is not reached,” WSDOT said.
In the event of a national rail strike, Sounder commuter rail service between Everett-Seattle and Lakewood-Seattle would be canceled beginning Friday, Sept. 16 until workers return, Sound Transit said Wednesday. Sounder will operate regular service on Thursday, Sept. 15.
Sounder trains are operated by unionized BNSF Railways employees under contract on tracks owned by BNSF, the agency said. Sounder trains are also dispatched by BNSF employees affected by a potential strike.
Sound Transit is working with its partners to add additional bus service on existing ST Express routes that overlap with Sounder where possible.

Seattle, Wash. (January 4, 2023) – A three-property apartment portfolio that includes Evergreen Court, Colonial Court, and Garden Park in Lakewood, Washington sold for $20,490,000 in an off-market sale by Kidder Mathews. The seller is a private local owner.
Brandon Lawler, Jerrid Anderson, and Dylan Simon of the Simon and Anderson team — a multifamily investment team based in Kidder Mathews’ Seattle headquarters — represented the buyer, Sage Homes Northwest, a large single family home builder and owner that is expanding its multifamily footprint in the Puget Sound.
The garden-style portfolio is made up of the following communities:
Garden Park Apartments: 49 units at 12802-12878 Lincoln Avenue SW
Colonial Court Apartments: 41 total units at 9120 Lawndale Avenue SW, 9104 Newgrove Avenue SW, and 9119 Kenwood Avenue SW
Evergreen Court Apartments: 40 units at 12805-12809 47th Avenue SW
The properties are a combination of 1960s and 1970s construction — the majority with original finishes. The buyer is planning to perform a value-add and bring rents up to market value.

Having a very experienced and capable buyer was vital for this transaction to close given current volatile market conditions. Over the course of the year, the Puget Sound has seen a significant increase in investment activity, recording numerous transactions in the first half of the year. In a recent transaction that closed this month, Palm Beach, Florida-based investment group Sterling Organization acquired the Lakewood Diamond Plaza, a fully occupied shopping center. Property records show that the property was previously owned by West & Wheeler, which sold the asset for $17.7 million.
The property consists of several buildings, located at 10901, 11011, 11013 & 11021 Pacific Highway in Lakewood. According to MaKensay Real Estate Services, which manages leasing at the property, the Lakewood Diamond Plaza is currently occupied by tenants like O’Reilly Auto Parts, Grocery Outlet, Lee’s Fashions and more.
Located just south of Tacoma in the community of Lakewood, the property is conveniently located along the Pacific Coast Highway and near Interstate 5. The property is also within close proximity to a number of other retail assets, with nearby tenants including The Home Depot, Honda, Target and more.
Overall, the area has been subject to a large number of retail transactions over the past several months. According to a first quarter market report from Kidder Mathews, investment activity has significantly picked up, reporting 114 retail sales over $1 million. At the same time, net absorption is up at slightly over 1 million square feet. Vacancy rates across the Puget Sound region also remain relatively low, with Pierce County showing a decrease of six basis points to 2.8 percent.
With the increase in activity, rental rates are also expected to see continued growth moving forward. According to the report, rental rates increased about 2.4 percent year-over-year, and are likely to continue increasing over the next several years, with a 3.7 percent rental growth rate anticipated in 2022 alone.

With a national rail strike averted, Sounder commuter rail service will operate Friday, Sept. 16 on a regular schedule between Everett and Lakewood.
The N Line (Everett – Seattle) and S Line (Lakewood – Seattle) service will operate as normal. The S Line includes stops in Kent and Auburn.
On Monday, Sept. 19, two additional S Line trips will be restored. The restored trips are the 7:55 a.m. southbound departure from Seattle and the 10:06 a.m. northbound departure from Lakewood. This brings the total daily round trips to 13.
Sounder trains are operated and dispatched by BNSF Railway employees under contract on tracks owned by BNSF, according to Sound Transit.
According to cnn.com, unions representing the engineers and conductors, who make up the two-person crews on each train, were at loggerheads in negotiations. If they difn’t resolve their differences, the first national rail strike in 30 years would have started on Friday.
Those engineers and conductors unions represent roughly half of the more than 100,000 unionized workers at the nation’s major freight railroads, according to cnn.com. Without them on the job those trains will not run, nor will many commuter and Amtrak trains that run over freight rail lines. Indeed, Amtrak already suspended some of its routes.
According to cnn.com, the engineers and the conductors say the strike is not over pay; but that the work conditions and scheduling are driving their members to quit jobs, leaving the railroads with a staffing shortage that makes conditions for the remaining workers intolerable.
The railroads say that average compensation for their employees comes to $122,000 per year, including both pay and benefits, according to cnn.com.

Despite a relative lack of property sales in Lakewood in recent months, a recent transaction indicates that properties in Pierce County remain on the map.
On Sept. 2, in a transaction that was officially recorded on Sept. 20, a 10,747 square foot commercial property – Macau Casino – sold for $22.1 million, Pierce County records show.
The buyer was Project Evergreen WA LLC, an entity affiliated with Oak Street Real Estate Capital based in Chicago. The seller was Maverick Caribbean LLC, an entity associated with Maverick Gaming LLC. Maverick Gaming is the owner and operator of 19 card rooms in Washington State and a handful of other properties in Nevada and Colorado, the company’s website states.
The property is located at 9811 S. Tacoma Way and sits on a roughly two-acre parcel, property records show.
The casino is roughly two miles east of downtown Lakewood and proximate to I-5, which connects Lakewood with Tacoma to the north, and SR-512, which connects the city with Puyallup and Sumner to the east.
In terms of the demographics around the property, over the next five years, the population is expected to grow by roughly 8.5 percent within a one-mile radius; 7.7 percent within a three-mile radius; and 7.6 percent within a five-mile radius, according to a previous listing for the property on Loopnet.com.
The median household income within the same geographic radius is $45,629, $54,927 and $62,918, respectively.
There have not been too many commercial property sales in Lakewood over the last few months.
